Dubai Home Maintenance Calendar
Dubai homes face extreme heat, humidity, and dust year-round. Follow this seasonal maintenance calendar to protect your property and avoid costly emergency repairs.
Dubai homes endure conditions that accelerate wear and tear far beyond what you would see in milder climates. Temperatures that exceed 45 degrees Celsius in summer, coastal humidity that promotes corrosion, and relentless desert dust all take a toll on your property. A proactive maintenance schedule helps you catch small problems before they become expensive emergencies.
January through March is the ideal time for outdoor maintenance. The weather is mild enough for painting exterior walls, servicing garden irrigation systems, cleaning swimming pools, and inspecting roof waterproofing. This is also the best window for any renovation work since contractors are less booked and materials are easier to source.
April and May should be dedicated to preparing your home for summer. Have your AC units serviced before the heat arrives, not after they break down in July. Check that all window seals are intact to keep cool air in. Inspect water heaters, as they tend to fail under the extreme pressure of summer water temperatures. If you have outdoor furniture, either store it or apply UV-protective coatings.
June through September is survival mode. Focus on indoor maintenance: check for water leaks caused by AC condensation, clean dryer vents, test smoke detectors, and deep clean kitchen exhaust fans. This is also a good time to reorganise storage spaces and handle any interior painting, since you will be spending most of your time indoors anyway.
October through December brings relief from the heat and another window for exterior work. Inspect balcony railings and glass panels, service outdoor lighting, and pressure-wash driveways and parking areas. Before the holiday season, many people book handymen and cleaners through Calamarii to get their homes guest-ready, so plan ahead and book early.
